What if I'm already using an estate agent?

No problem. You can make use of the best of both worlds and use Mouse Move.com alongside your estate agent - providing your contract with the agent doesn't stipulate the following words 'Sole Selling Rights' .

This means that you don't have the right to sell your own home and is not a clause that we recommend you agree to. Check your contract and ask to have it changed if this is the case.

'Sole Agent' , is different. This means that the agent you've appointed is the only AGENT allowed to sell your house. By advertising on Mouse Move.com, you are selling your house privately. Mouse Move.com is not an agent, merely a publisher, that allows it's users to advertise on it's web site, and you're not an agent, it's your own property. When your house sells through Mouse Move.com, you don't have to pay us, or any estate agent, a penny in commission.

Watch out for it!

Check the wording in your contract with the estate agency carefully. If you see a clause that insinuates commission is payable if they introduce a client who is 'willing and able to buy…' ask them to explain what this actually means? Some unscrupulous agents are using this wording to demand that even if the buyer doesn't complete the sale, or you sell to someone else, the agents commission is still due! NEVER AGREE to sign a contract that includes this clause.
